The skip trace search provides you with several important verifications. First, you will be able to verify the SSN the applicant has given you for fraud prevention. You will see the year and state the SSN was issued and a partial SSN. When we provide a skip trace report to you, we are in actuality verifying the full SSN as this is the key to generating reports. However, due to privacy laws we only provide the partial SSN on the report itself.
Second, you will receive current address verification and up to 10 years of previous addresses. This will allow you to verify the addresses the applicant has given you on the application for rent or lease, and to uncover any unreported lapses of time that may not have been disclosed to you.
Third, you will receive property ownership information for any of the addresses listed on the report that is applicable. This may provide you with previous Landlords that you may wish to contact for tenant screening purposes.
All that's needed to initiate a Skip Trace is your subject's full name and last known address. That's it. No SS # or any other info is required. It helps id you have it, but it's not required.
