The purpose of this search is to attain a 'Tenant Reference Check' from a previous Landlord via a phone call to them.
This search is different from the 'Tenant Screening Search' that is a search of a national database of Landlord reported negative information and court filings. Not all Landlords report to this database. So the 'Tenant Reference Check' is an important tool that can disclose personal first hand valuable information to you.
This reference check includes any or all of the following information:
- Request a verification of the dates rented or leased.
- Were there any late payments, if so how many?
- Was there any property damage caused by this tenant?
- Did this tenant keep the property clean?
- Did the tenant provide routine upkeep on the property?
- Would you rent to this individual again in the future?
As this is the first hand information from a prior Landlord, you will definitely want to include this in your full tenant-screening package.
